Parking Lot Striping is the process of applying painted or marked lines, symbols, and designations on pavement surfaces, typically asphalt or concrete, to organize and regulate parking and traffic flow in parking lots. It includes marking parking spaces, handicapped-accessible spaces, directional arrows, crosswalks, loading zones, and other safety or guidance features. Striping ensures efficient use of space, enhances safety by guiding vehicles and pedestrians, and ensures compliance with regulations like the Americans with Disabilities Act (ADA). Common materials used include water-based or oil-based paints (lasting 1-3 years), thermoplastic (5-8 years), or preformed tape (7-10 years), with durability depending on traffic, weather, and surface conditions.


Sealcoating is the process of applying a protective coating, typically an asphalt-based emulsion or coal tar-based sealant, to the surface of an asphalt parking lot or pavement. This thin layer acts as a barrier to protect the asphalt from damage caused by water, UV rays, chemicals (like oil or gasoline), and general wear from traffic or weather. 


Crack fill Protects Against Damage: Prevents Water Infiltration: Cracks allow water to seep into the asphalt's base layers, weakening the structure and causing further cracking or potholes. Filling seals these gaps, keeping water out.


  • Asphalt: The most common surface for parking lots, roads, and driveways. Asphalt is durable and holds paint or thermoplastic well for clear, long-lasting lines.
  • Concrete: Often used in parking garages, industrial lots, or sidewalks. Concrete requires specific primers or paints for adhesion but is also widely striped.
  • Gravel or Unpaved Surfaces: Less common, but temporary striping can be applied using removable paints or markers for events or construction sites.
  • Sports Courts: Surfaces like basketball or tennis courts (often asphalt or concrete) are striped for game lines using specialized, durable coatings.
  • Brick or Paver Surfaces: Occasionally striped for decorative or functional purposes, though less common due to uneven surfaces; special paints are used.
  • Synthetic Surfaces: Found in some sports facilities or specialty areas, these can be striped with compatible materials for specific patterns.


  • Water-Based Acrylic Paint: Commonly used for parking lots, lasts 1-2 years on asphalt or concrete with moderate traffic. It’s cost-effective but fades faster under heavy traffic or harsh weather (e.g., intense sun, snow, or rain).
  • Oil-Based/Alkyd Paint: More durable than water-based, typically lasts 2-3 years under similar conditions. It adheres well but may require longer drying times and can fade in extreme UV exposure.
  • Thermoplastic Markings: Applied as a hot liquid, these are highly durable, lasting 5-8 years or more. Best for high-traffic areas but more expensive and require specialized equipment.
  • Preformed Tape: Adhesive-backed, highly durable markings can last 7-10 years. Ideal for areas needing long-term visibility but costly upfront.
  • Epoxy or Polyurea Paints: Advanced options lasting 3-5 years, offering excellent resistance to wear, chemicals, and UV fading. Often used in high-traffic or industrial settings.


  • Average Cost: For a medium-sized lot (30-50 parking spaces), expect to pay $500-$1,200, with an average of $850 - $1200. Smaller lots (under 30 spaces) often have a minimum charge of $500-$800 for re-striping or $800-$1200 for new layouts. Larger or complex lots can cost $1,500-$3,000 or more.
  • Per Linear Foot: Standard 4-inch lines typically cost $0.20-$1.50 per linear foot, with re-striping at the lower end ($0.50-$0.75) and new layouts or thicker lines (e.g., 6-12 inches for crosswalks) at the higher end.
  • Per Parking Line: A single parking stall line (standard 18-foot, 4-inch wide) costs about $8-$10 for re-striping, or up to $15.50 for thermoplastic paint.
  • Additional Markings:
    • Handicapped spaces: $50-$75 each (includes symbols and extra lines).
    • Arrows: $25-$75 each.
    • Stenciled letters/numbers: $1.75-$6 per character.
    • Crosswalks: $50-$75 each.
    • Stop bars: $25-$50 each.
  • Paint Type:

  • Restriping: 2-4 hours.
  • New layout: 4-6 hours.
  • Minimal prep (cleaning only) and simple designs (standard lines, a few symbols).
  • Medium Lots (30-100 spaces, e.g., medium retail or office): 
  • Restriping: 4-8 hours.
  • New layout: 8-12 hours (may span 1-2 days if complex).
  • Includes standard lines, handicapped spaces, and arrows; additional time for crack filling or sealcoating prep.
  • Large Lots (100+ spaces, e.g., malls, large offices, or industrial): 
  • Restriping: 1-2 days (8-16 hours total).
  • New layout: 2-3 days (16-24 hours or more).
  • Complex layouts with crosswalks, multiple arrows, stencils, or ADA compliance add time.
